Southern Maine Real Estate Photography

Real estate photography and tailored content is essential to real estate sales. Listings with high-quality images sell more frequently than those without.
It's key to get the best photography for both your residential and commercial real estate listings; which not only encourages those clients looking to take the next step (to book a viewing) but also impress your clients who have chosen you to sell their property.
Show your future and present clients that you care about your real estate marketing strategy and hire me to help you sell like a pro.

Policies/FAQ
Turnaround Time
You can expect your photos 24-48 hours from the shoot.
How many images will I get?
The number of final images you will receive will vary greatly depending on the size of the property. I don't like to provide a specific number of photos but the photos will accurately portray the unique qualities of the property.
How will the images be delivered?
A gallery will be made available for viewing and download. All images will be delivered in a high-resolution web/MLS friendly format. Additional sizes & crops are available on request.
Photograph Rights
My package prices do NOT include anything more than MLS usage licensing, and related social media. The Agent/Client will have the rights to reprint all images furnished in unlimited media (print, web, video, e-mail) to market the property in any manner for one year or until the property closes, whichever comes first. After that period, images must be relicensed or a new shoot ordered.
Cancellation/Late Fee
If a cancellation is made less than 24 hours from our appointment time, I will need to charge a $50 dollar cancellation/reschedule fee.
Staging Expectations
Please note that I expect the property to be photo-ready for the time you set your appointment. If I must wait longer than 1/2 hour (30 minutes) after that set time at a site for it to be prepared (or to be let into the property), I add a 25% fee; if I must wait an hour or longer, or if the shoot is entirely canceled, a 100% fee will be assessed. I reserve the exclusive right to kill the shoot after one hour or more of waiting, at my sole digression. Late or cancel/kill fees must be paid in full before a new date will be scheduled. We cannot control the weather. If the weather is inclement, we will continue with all indoor shooting, and reschedule exteriors for the next clear day. There is no penalty for weather delays.
Do you travel?
All prices include traveling up to 30 miles from Portland, Maine. An additional fee of $25 per extra 30 miles will be added if the location is far away.
How long will it take to shoot my property?
The amount of time required to properly photograph a home or commercial building can vary greatly. The biggest factor is the size of the property. As a general guideline plan on about 1 hour. However, many large homes and commercial or retail buildings can take longer. The time required for your photo shoot can be discussed at the time you book it.
Large/Commercial Properties
If your property is larger than 4000 Square feet, contact me for a quote.
Referrals
If you refer my services to another real estate agent and they book a shoot with me you will be given a $50 credit towards your next shoot!
